Amrock, LLC (formerly known as Title Source, Inc.),[1] a part of Rocket Companies, Inc., is a leading national provider of title insurance, property valuations and settlement services. In July 2012,[2][3] the company relocated its headquarters from Troy, Michigan, to the First National Building in the Detroit Financial District in Downtown Detroit. As of 2021, Amrock employs more than 3,000 team members and maintains regional operating centers in Arizona, California, Michigan, Ohio, Pennsylvania, and Texas.[4][5] As of 2021, Amrock has fulfilled more than 1 million digital mortgage closings.[6][7]

History

The company was founded in 1997 through the acquisition of Campbell Title Insurance Company of Michigan, a small agency in southeast Michigan. After rebranding to Title Source, the company embarked on a rapid expansion plan into all 50 states, offering title and settlement services and products that integrated and streamlined the entire mortgage process. In 1999, software maker Intuit purchased the company in connection with its acquisition of Rock Financial. Its then CEO, Jeff Eisenshtadt, stayed on and led the company’s continued expansion of services and geographic coverage. Three years later, he became part of a small group of private investors that repurchased the company from Intuit.

In 2012, the company relocated its headquarters and 2000 employees from Troy, Michigan, to Detroit.[8] Amrock employees moved into ten floors of Detroit's First National Building, which was purchased by Bedrock in 2011.[9][10]

In 2013, Amrock additionally relocated hundreds of employees to Detroit and announced plans to hire 250 more full-time employees, as well as 100 temporary interns locally.[11][12][13] Amrock opened an office with four employees in downtown Cleveland, Ohio, in early 2013. The office was the company's first location specifically to support commercial property.[14] Amrock has an office in Fort Worth, Texas, as of 2016.

On February 28, 2018, after more than 20 years in the industry, the company rebranded from Title Source to Amrock. In 2020, Amrock became a publicly traded company as part of Rock Companies, Inc.

Amrock ranked number 11 in the Detroit Free Press' 2014 list of "Top Workplaces" for big businesses.[15] In 2017, Amrock was recognized as a female-friendly employer by the women's job ratings website InHerSight.[16]

Business Operations

Currently, Amrock is an authorized agent for title insurers, including The First American Corporation, Fidelity National Title, Chicago Title Insurance Company, Old Republic Title, Title Resource Group, Williston Financial Group and Stewart Title. Amrock's National Commercial group provides services for commercial real estate. Amrock also provides valuation products and services and is an appraisal management company (AMC) that facilitates a high volume of appraisals each year. Amrock has developed multiple applications to support customers, including TAG, ATLAS, My Signings, and My Appraisals.[17][18]

In April 2016, Amrock filed a lawsuit against the San Francisco-based analytics company HouseCanary, Inc. over a 2015 licensing deal for real estate appraisal software and misappropriation of trade secrets.[19] The Texas jury ruled in HouseCanary's favor in March 2018.[20]

In July, Amrock claimed to have evidence of fraud committed by HouseCanary, provided by former employees of the firm, and sought to have the approximately $706 million verdict to be overturned by a judge.[21][22]

Amrock's appeal was in response to HouseCanary's request for a temporary restraining order to stop Amrock from communicating with current and former employees of HouseCanary. Amrock's request was denied in October,[23] and the company was ordered to pay approximately $740 million.[24]

The trade secrets case was one of the largest in U.S. history,[25] and the jury verdict was the largest in the history of Bexar County, Texas.[26]

HouseCanary has since filed a lawsuit against Quicken Loans. In December 2018, four former HouseCanary employees testified in a hearing for a potential new trial in state court, supporting Amrock's claim that HouseCanary delivered nonfunctioning technology, and alleging collusion with an Amrock employee. HouseCanary's lawyers said each of the former employees had conflicts of interest, and in January 2019 a judge denied Amrock's request for a new trial. In June 2020, a Texas appellate court reversed the jury’s verdict because of flaws with the jury charges.[27][28]
